Welcome to the first Ridge Planning Newsletter.

It has been an exciting 6 months for the town & country planning team at Ridge and Partners LLP (Ridge). Following the acquisition of Hunter Page Planning (HPP) in July 2018, the team has positively embraced the move to Ridge which is a huge credit to all involved. The transition has been seamless demonstrating that the passion and drive of the former HPP team reflects the Ridge culture. The team has continued its commitment to provide the highest standards and tailored approach to planning – always delivering for their clients over the past 25 years.

Since the acquisition we have already achieved a number of outstanding results as the new Ridge town & country planning team. Moreover, the cloud of uncertainty which surrounds Brexit has not dampened the workload which continues to grow at a significant rate.

Permitted development plans outlined by Brokenshire

In an attempt to address concerns relating to town centres, Secretary of State James Brokenshire has outlined plans to extend permitted development on the high street, and to review conversions to residential use.

Ridge planning team obtains permission for 140 dwellings at Chinnor Oxfordshire following public Inquiry

On behalf of Hinton Properties, the planning team at Ridge were instructed to provide planning advice and project management for a development of 5,000 sqm of commercial office space, a day nursery, 1,750 sqm Aldi food retail unit and a Costa Coffee retail unit with associated landscaping parking and infrastructure works. Outline planning permission was sought for an additional 8,000 sqm of commercial office space.

Another convincing win by Ridge planning team providing for much needed office space in Cheltenham with costs awarded against the council.

Planning permission obtained for Shepherd hut accommodation in Cornwall

The team at Ridge was instructed as lead consultant on a planning application for glamping in Cornwall for three shepherds’ huts to be used as holiday accommodation. The site was the subject of a number of constraints including its location within the grounds of a listed building and in the Camel Estuary AONB.

Planning permission and Listed Building Consent obtained for conversion of barns despite complex planning history and heavily constrained site

This was a particularly complex case due to the site’s extensive planning constraints and detailed planning history. The site is located within the settlement boundary for Marshfield, (South Gloucestershire) however is also in the AONB and conservation area, partially within the Green Belt and involved the conversion of curtilage listed buildings.

A full house for the latest planning matters forum

The Cheltenham office was delighted to present the latest Planning Matters Forum to a full house on Tuesday. The debate focused upon the implications of the revised NPPF as well as matters regarding "Barriers to development" and how to improve the delivery of sustainable development.

Nathan Halloran joins as an Assistant Planner and will be working with Ridge Partner, Giles Brockbank. Nathan has just completed his Masters in Planning Policy and Practice at the University of the South Bank in London.

Wiltshire Local Plan Inquiry

The Ridge planning team has has a productive meeting at the Wiltshire Local Plan Inquiry which is currently at examination. On behalf of Edenstone Homes, discussion was centred around the delivery of housing allocations and windfalls and reference was made to the site at Crudwell. The Inspector was clearly concerned about the delivery of housing allocations within the County.
