Boulder County, Colorado - 2017 Year-end Statistics & Properties
Strong Demand & Price Gains all across Boulder County
Happy Holiday Season! Whew, another BIG year! 2017 Boulder County is indeed a 'competitive' real estate market with the overall tone being more people wanting 'in' vs. folks wanting 'out'. Month-end of October 2017 saw a 3.8% increase in the average sold price of a Boulder home ($1,052,087) specifically compared to month-end of October 2016, with Louisville houses ($671,997) showing a 6.8% increase, Longmont houses ($471,990) showing a 11.5% increase, and Superior houses ($802,734) with a 9.8% increase in average sold price year over year. We are seeing a bit of being 'priced out' in Boulder affect with increased values and increased percentage of properties under contract in surrounding communities. 

In looking ahead to 2018 and the 'crystal ball', there are some topics worth noting and paying attention to. Right away, the impending tax bill affecting mortgage interest deductions and possibly waiving property tax deductions are a real concern towards the benefits of nation-wide homeownership. Beginning the new year, it appears as if interest rates will continue to stay 'low' with perhaps incremental rate increases going deeper into the year. More localized, Boulder County's unemployment rate is ~1.9% and Front Range population demographics show that there will not be a slow-down of incoming population coming into Boulder County. Data also shows that new home construction & re-sales can not match the incoming demand for housing. Therefore, 2018 appears to be trending towards continued pressure on the lower-end price points (sub $600k) throughout the county, while the higher-end price points ($2m+) may see increased days on market. Overall there will be further equity gains and appreciation for current owners with 'bidding wars' for many buyers.
