Hawaii Architecture LLP's recently completed commercial office tenant improvement for Hauoli Mau Loa Foundation, has been officially awarded LEED Platinum certification by the GBCI (Green Building Certification Institute). Platinum certification is recognized as the highest level of sustainable design in the building industry and marks a phenomenal achievement for the entire team involved. Without question, we owe this achievement to the team that supported us throughout the project, and most importantly, our clients who had the vision and fortitude to see the effort through to its end. While we are quickly developing a case of tennis elbow from patting ourselves on the back, we need to realize the effort is far from done. As a firm and as an industry, we need to continue to foster sustainability not only with this recent benchmark project; but all that follow. We encourage our teammates and friends of the firm to do the same.
5 TIPS FROM LOOKING BACK:
LEEDers: If pursuing LEED certification of any kind, require that ALL primary team members have a dedicated LEED AP on board. This supports the growth of sustainable vendors and is ultimately extremely more efficient which is the best form of sustainability around.
Prequalify: Similar to above, assure all vendors can validate sourcing certificates before specifying products. In almost every instance where this was verbally assured, the certificates fell through in the end.
Aim High: In our effort we shot for all the credits even remotely possible, which was 4 higher than the Platinum threshold. When credits dropped out during the GBCI construction submittal review, we were glad we did!
Can: “Can’t” is not in the vocabulary of a Platinum Project. When vendors or suppliers tried to waffle on commitments, our team leaders and PMs pushed through until all documentation that could be obtained… was obtained. Without this effort (on several occasions) critical points would have been lost.
Beer: This may not be in the USGBC handbook, but we certainly needed it now and again! The Pursuit of Platinum is arduous and frustrating at times. Be sure your team is cohesive and thank them now and again as you clear hurdles. Sustainability isn’t all doom & gloom!
