Put Your Money Where Your House Is

It’s not breaking news that Boulder's home prices have risen considerably in recent years. (Fun — or not-so-fun — fact: countywide, median home prices have risen 32 percent since 2010.) This uptick leaves many wondering whether they should buy at what seems like the height of the market. It may feel like these values just can't continue to rise, but a closer look history reveals a different story.

Over the past 25 years, home prices have grown an average of four percent per year in Boulder, and are now approaching a price level nearly quadruple that of 1990. During that time, Boulder home prices have never seen a decline of more than five percent — not even during the national foreclosure crisis. That stability means homeowners in Boulder have been spared the stress of a plummeting market, while still reaping the benefits of price appreciation.

In addition to the value aspect of a home, it’s important to note the lifestyle benefit, as well. Boulder is an unmatched place to live, and being in the middle of everything our town offers is just as important as the return on your investment.

So even with tales of extreme bidding wars (spoiler alert: they’re true!), interest rates are still historically low. What's this mean? The math is in your favor: it's always the right time to buy.
