Lyric ignites area redevelopment

City Center Revitalization is one of REV Birmingham’s four key strategies for moving Birmingham forward. Big developments in the Theatre District, anchored by the historic Alabama Theatre and the McWane Science Center, are shining a light on a downtown in which people can live, work and play!  Major fundraising for the renovation of the historic Lyric Theater is serving as a catalyst for other surrounding projects, including new lofts in the former Lichter’s Building across the street from the McWane Center. Nearby, an experienced local developer is pursuing plans to renovate another anchor building in the district. REV Birmingham invites you to our December breakfast briefing where we will outline our strategy for the Theater District, highlight projects underway and outline some of the services and resources REV offers developers interested in areas like the Theater District.

More downtown Residential Projects coming

In the coming days there will be announcements made about more City Center residential projects.  two new projects near the Railroad Park will be announced in the coming days.  Between them, they will bring more than 450 new units to the area.  Other projects, in planning stages, will restore historic landmark buildings and underutilized properties and boost the residential options in the City Center.  Between 2000 and 2010 the population in the City Center grew 32% and rental residential units in the City Center remain at near 99% occupancy. That's momentum we expect will push downtown into a strong 2013.    


City Center is Growth Market for Restaurants 

Innovative new restaurants are finding a home in downtown. Bistro 218, a French-inspired cafe, recently opened on 20th Street in one of the district's emerging dining clusters. REV Birmingham helped chef/owner Tommy Saab review financing options for the project. El Barrio continues to pack in the crowds in its first year open on 2nd Avenue North near Urban Standard, Rogue, and traditional favorite John’s City Diner. The BJCC’s announcement of restaurants for the Westin Hotel and Entertainment District include celebrity Chef Todd English’s P.U.B. and Texas De Brazil.  These add to the mix in the northern part of downtown anchored by Oscar’s at the Museum. Other long-time favorites from Magic City Grille and Trattoria Centrale to Café Dupont and Surin make the City Center a place for all dining desires to be satisfied.  And the best news is more are on the way! Construction set on Treasury Building, What's Next?
Ongoing discussion between the developer of the new 85,000 sq/ft US Treasury Office and the federal government have been completed and construction is set to begin on the downtown project in the 1st quarter of 2013. Completion is slated for the 2nd quarter of 2014. REV Birmingham has been instrumental in ensuring that government agencies planning relocation adhere to the Presidential Executive Order requiring first consideration be given to the Central Business District. REV is currently assessing other federal agency leases that will come up in the near future in order to identify appropriate City Center sites to bring more federal jobs downtown.
